Is Planning Permission Needed For A Porch Installation?

Porches are a very underrated home improvement, especially for how little they cost, as when sympathetically integrated into a property, they add a whole new dimension and afford you more space, which you can never have enough of.

Too many people make the mistake of not realising that porches can be subject to planning laws and we don’t want you falling into the same trap. Clearview will always notify a porch buyer of this and take the necessary steps to discover if planning permission will be required for a porch design, before we even think of installing the product.

You would be running a massive risk going ahead with a porch installation without checking if it needs planning permission first. Even if you break planning laws unknowingly, you can be ordered to submit a retrospective planning application for the porch, or worse than that, be told to remove the porch and restore your entrance back to its previous state. 

When you have Permitted Development Rights, you don’t need to be concerned about obtaining planning permission as you are automatically permitted to have one fitted. 

Permitted Development Rights apply to porches that meet the below guidelines:

  1. the ground floor area (measured externally) would not exceed three square metres.
  2. no part would be more than three metres above ground level (height needs to be measured in the same way as for a house extension).
  3. no part of the porch would be within two metres of any boundary of the dwellinghouse and the highway.
